The GMU Foundation engaged Orr Partners to manage the design and construction of a 6-story, 206,000 SF office building, with 13,500 SF of retail space, and a parking garage for over 670 vehicles. The unique challenges of this project included:

• submission of a General Land Use Plan Amendment,
• the relocation of existing utilities under Washington Boulevard,
• a significant site remediation
  effort coordinated with Exxon and
• management of 190,000 SF of tenant improvements and multiple retail fit-outs.
