Orr Partners and its partners transformed the former U.S. Coast Guard office building into a mixed-use development with 480 units and 72,000 SF of retail. To provide additional window lines for residents, large notches were cut into five floors of the 50-year-old, reinforced concrete building. The top floor mechanical/electrical space was gutted for conversion to residential space and a new, structural steel penthouse floor was added to the existing structure. Property amenities include a fitness center and a rooftop pool with lounge area. The development also includes waterfront restaurants, DC Central Kitchen and other retail.
